With Markets Down, Homeowners Turn to Phased Remodeling

Whole-house remodels get turned into serial projects

Residential remodels are no longer those once-in-a-lifetime projects that keep homeowners dreaming years on end before they ever pick up a hammer.  Instead, many homeowners opt to do a series of remodels as their schedules, budgets and lifestyles evolve over time, according to the Greater Phoenix Chapter of the National Association of the Remodeling Industry (NARI).

In fact, according to a recent Consumer Reports poll on home remodeling, 36% of homeowners who plan to remodel plan to do so in phases.

“This is definitely a trend that we have seen since the recession hit a couple years ago.  We have had a number of clients that have done multiple projects over that two year spans” said Patrick Benkowski, CR a Greater Phoenix NARI member.

Serial remodels, or phased remodeling projects, can go over several months and even years. For example, homeowners might opt to start slow with a remodel to a powder room or closet and then tackle a larger project, such as the kitchen, master bath or home addition.

These phased remodeling projects are part of a larger trend in American consciousness, which Trendwatching calls “Foreverism.” It speaks to people’s desire to continue conversations, relationships and projects over time. Technology is driving people’s ability to find, follow, interact and collaborate with anyone and anything, and home improvement is just one of the areas benefiting from the trend.

Phasing a remodeling project has a number of benefits. For homeowners who can’t fund the entire project upfront, breaking elements of a major home remodel into stages can help extend costs over time and buy homeowners more time to save or find funding. Embarking on a series of smaller projects also keeps homeowners less stressed.

“One of our clients started with a Master Bath remodel in June of 2009, then a Guest Bath remodel in July of 2010, flooring replacement and Powder Room remodeling in November of 2010, and we will be performing a complete kitchen remodel in January of 2011.  That is pretty much a whole house remodel over a span of almost two years.”  I just spoke with the Homeowner this morning and she commented how easy it was/is financially and emotionally to do the projects in phases, especially with young children” said Benkowski.

Why You Should Have a Home Security Alarm System?
Having a home security alarm system may decreases the chances of a burglary. Even if the alarm system does not keep a burglar from breaking in, it may cause the burglar to stay a shorter amount of time.


What Should a Home Security Alarm System Include?
Most systems rely on a combination of contacts placed on doors and windows, along with a motion detector strategically placed in the house by a professional technician. To receive the best protection, Titan recommends that all exterior entry points have contacts that sense when they are open or closed. In some cases, a glassbreak sensor would be a better choice for protection.
Motion detectors should not be used as the primary means of detection because they do not detect someone until they are already in the house. The primary means of detection would be door, window and glassbreak detectors. A motion detector is considered a secondary means of detection.

The basic elements of a standard home security system include:
Control panel: This is where the system wiring terminates, the backup battery is located and where it is connected to the phone lines if it is a monitored system.
Keypad: This is where the system is armed and disarmed.
Siren Inside motion detector: These sense changes in a room caused by human presence. Special motion detectors are available for people who have pets.
Door and window contacts: This sounds the alarm when the door or window is opened (and the system is on).
A central monitoring station (Company): If the system is monitored, and the alarm is set off, the control panel sends a message to a central monitoring station, which is manned 24 hours a day.
After attempting to contact the homeowner, the central monitoring station will contact the police, fire department, or medics. There is usually a monthly fee for this service.

Things to Remember About Home Security Alarm Systems
Burglars realize most security systems sound inside the house and then the alarm is transferred to remote locations through the telephone lines. Most phone lines are typically exposed on the outside of the house in an easily accessible location where the phone line can be cut. If the telephone line is cut, the security alarm system cannot notify the central monitoring station of the break-in. If the phone line is run underground until it is inside the home (with the main telephone junction box inside the home), the thief cannot tamper with the telephone line until after he or she has broken in. Having a protected phone line to your house is a good idea whether you have a security alarm system or not.
Remember: Security systems do not prevent thieves from breaking into homes.

A good security plan should include strong window, door and lock products and good security habits.

Nearly half of all home invasion criminals used weapons while committing their crimes.
There are also many statistics proving the effectiveness of having home security systems in place, including the fact that homes with alarm systems are 3 times less likely to be burglarized.
